General Description:
Under the direction of the Senior Director of Family Success, the Homebuyer Success Manager is an agency Servant Leader. Broadly speaking he or she has the responsibility for working within the community to promote the Habitat U program, encourage community engagement with Habitat families, and provide case management and counseling support to Habitat families after they are approved for participation in the Habitat U program until they are ready to close on their home.
Servant Leaders serve. Their personal needs for recognition and notoriety are met last. Their team, agency, sponsors, volunteers, and Habitat Family needs are all placed in front. Servant Leaders lead by their title last. They lead and do not do the work of the direct reports. Leaders are about creation, improvement and maintenance of sustainable systems that other can carry on and improve.
Knowledge, Skills, and Abilities…
He or she must:
A degree in Social Work or related field (preferred).
Have the ability to work with diverse populations, personalities, and cultures.
Be detailed oriented
Be able to maintain client confidentiality.
Have strong organizational skills with an ability to multi-task
Be self-motivated, possess sound judgement, and be able to make independent decisions.
Bi-Lingual- Spanish abilities (a plus)
HUD certified financial counselor certification (a plus)
Job Conditions…
Position is full-time (40 hours a week / 5 days) and mostly works Monday through Friday. Office hours are flexible. Evening and weekend work will be required. It is a non-exempt position. Conditions and benefits are contained in the board approved Employee Handbook.

General Responsibilities…
1. Facilitate and support primary agency programs.
2. Provide calm, confident, and positive leadership to the entire organization.
3. Provide counseling to Habitat U applicants per Habitat U curriculum and guidelines.
4. Disseminate information readily to stake holders as appropriate.
5. Submit accurate reports according to deadlines.
6. When confronted with things with which you question, disagree, or have a concern, speak directly with those involved.
7. Ensure that your area, office, and/or building is clean, organized, safe, and in compliance with all codes.
8. Comply with grant requirements accordingly.
9. Cross train with fellow staff to ensure a steady flow of business despite absences.
Specific Responsibilities:
1. Process Mortgage Questionnaires (MQ’s)
a. Complete assessment to determine eligibility of applicants.
b. Sending response letters (i.e., adverse, invite, etc.)
c. Ensure all compliance for processing and data reporting into Salesforce-Hud Connect
2. Develop, Coordinate, and mange the Homebuyer Education Program
a. Goal of Habitat U is to help clients obtain financial capability and become mortgage ready through classes, coaching, and one-one-one counseling.
i. Homebuyer Education Classes
1. Coordinate with partner volunteers to –
a. Schedule classes,
b. Register participants.
c. Facilitate classes.
2. Facilitate and teach financial literacy classes.
ii. Coaching is done via answering questions and encouraging clients in the process; helping them to learn to problem solve.
iii. One-on-one counseling involves meeting with clients –
1. To evaluate their credit.
2. Develop an action plan.
3. Follow up on progress.
iv. Program Completion certification
3. Obtain Financial Social Work certification within 6 months of hire date.
4. Obtain HUD Counselor Certification within 6 months of hire date.
5. Maintain current community resource files and take the initiative in building financial management programs.
6. Conduct and Facilitate Habitat U Education Classes
a. Facilitate and/or teach group and 1-on-1 classes per curriculum.
b. Provide 1-on-1 counseling to approved participants in Habitat U.
7. Manage the Homebuyer Success Counselor to ensure all his or her duties are completed in a timely manner, along with grant reporting for the position.
8. Coordinate with banking partners –
a. To know their loan options and qualifications
b. To schedule and train their staff as volunteers in the education program.
9. Process Applications for the Habitat Program
a. Once a client selects a Habitat loan product –
i. Help them gather the necessary documents to complete the loan package.
ii. Turn the completed package over to Trinity Lending Company Loan Officer if TLC financing was chosen. If TLC was not the chosen loan products, you will ensure all documents are ready for the buyer to submit to chosen bank.
10. Assist with day-to-day intern supervision.
11. Assist with any research and/or program evaluation activities.
12. Assist with other tasks in the department as necessary.
Misc:
1. Work cooperatively with the Family Success Interns assigned to the Habitat U program.
2. Work cooperatively with all Habitat departments.
3. Work cooperatively with the HUD and community partner’s staff as it relates to the Habitat U program management.
4. And other duties as assigned by the CEO, CFO, COO, and Senior Director of Family Success.
