Job Description

Title: Housing Counselor

Reports to: Director of Housing and Financial Services

Basic Function: Under the supervision of the Residential Counseling Director, Housing Counselor serves clients through high quality delivery of counseling that fulfills our mission for preventing homelessness and building wealth through homeownership opportunities. This role requires an individual with a passion for and commitment to help low income and financially distressed individuals.

Counseling and Advice

Provide financial and housing counseling to assist individuals met their financial and housing goals. Counseling areas: Rental Counseling, Foreclosure Prevention, Post Purchase, Homebuying and Financial Capability.

Provide individual financial counseling including review of credit report, budget, debt reduction, savings, access to affordable and safe financial goals, and goal setting.
Perform an analysis to determine affordability and sustainability of homeownership: develop loss mitigation alternatives and intervention
Communicate with the mortgage companies and submit a loss mitigation packages on behalf of the client when applicable
Analyze financial situation, affordability assessment based on income and debt, credit and readiness to buy and qualify for a mortgage, and development of an action plan to overcome barriers to achieving homeownership.
Assist future homeowners to prepare for homeownership acquisitions. Explain the terms and conditions regulating affordable housing programs
Introduce and explain home buying and loan terms as amortization schedules, income calculations, housing ratios, credit analysis, foreclosure procedures and prevention steps, and other loan steps
Teach 8-hour HUD Approved Homebuyer Education class in a group setting
Develop personalized client action plans corresponding goals and recommendations for all housing counseling programs.
Ensure every case activity and client progress is tracked in Counselor Max and paper files.
Actively engage in follow up and on-going case management with client post-counseling to evaluate effectiveness of action plan and client’s success in following the recommendations provided by the counselor.
Identify community resources and make appropriate referrals to achieve client goals.
Monitor client files meet compliance guidelines according to HUD standards for all housing counseling services.
Adherence to established policies and procedures for the delivery of counseling and education services.

Maintain all client records, including working with internal and external systems and client data management systems. These functions include but are not limited to collecting, tracking and reporting required data.
Maintain HUD certification and complete continued education to maintain all counseling certifications according to HUD, and National Industry Standards for Homeownership Education and Counseling.
Maintain and enter client data in all tracking spreadsheets as necessary.
Maintain flexible work schedule, including, with advance notice, evening and weekend hours and branch location to respond to business and client need.
As required support branch location operations by coordinating maintenance, and miscellaneous administrative functions.
Represent GSDC at workshops and community events as needed during weekends and evenings.
Perform special projects and/or assignments as directed by management
Other duties assigned.
Position Skills and Qualifications

Ability to exercise judgment when evaluating and analyzing clients’ financial situation, understanding and setting goals and documenting recommendations in an individualized action plan.
Capability in maintaining confidentiality of borrower communications and information.
Knowledge of the components of financial and credit management, mortgage finance and the home buying process.
Ability to compare and contrast financial information; calculate mortgage affordability.
Strong written and verbal communication and interpersonal skills, including the ability to engage with individuals facing financial stress and respond clearly to questions with information that is clear to the client.
Ability to effectively communicate with third parties such as creditors or mortgage service companies to effectively resolve client financial issues.
Strong organizational and time management skills including the ability to prioritize deadlines and perform multiple tasks and projects simultaneously with limited supervision.
Outcome driven with a strong client focus.
Computer literacy, including the ability to use the internet and e-mail and proficiency with Microsoft Office suite of programs. Experience with client management software is a plus.
Bilingual in English and Spanish a plus.
Position Classification

Exempt. Salary to commensurate with experience. Robust compensation package offered.
