As a HUD-approved housing counseling agency, LCHA’s Housing Counseling Department has been providing comprehensive no-cost housing counseling services to Lake County residents for over 50 years.  The Housing Counseling Department is committed to empowering individuals and families to achieve housing affordability and financial stability through comprehensive counseling programs. Job Description:

LCHA is seeking a temporary HUD-Certified Housing Counselor with a primary focus on pre-purchase counseling to join our team. As a HUD-Certified Housing Counselor, you will be responsible for providing comprehensive pre-purchase housing counseling services to individuals and families seeking assistance with homeownership. Your primary role will be to assess clients’ readiness for homeownership, provide education on the homebuying process, assist with financial planning, and guide clients through the steps of purchasing a home.

Responsibilities:

·        Conduct one-on-one pre-purchase housing counseling sessions with clients to assess their readiness for homeownership and develop personalized action plans.

·        Provide comprehensive education on the homebuying process, including budgeting, credit management, mortgage options, down payment assistance programs, and closing procedures.

·        Assist clients in understanding and improving their credit scores to qualify for mortgage loans and secure favorable interest rates.

·        Offer guidance and support in identifying affordable housing options, evaluating mortgage affordability, and navigating the homebuying market.

·        Help clients access resources and programs for down payment assistance, homeownership counseling, and homebuyer education courses.

·        Review and analyze clients’ financial documents, including income statements, tax returns, and credit reports, to determine mortgage affordability and eligibility.

·        Collaborate with real estate agents, lenders, and other housing professionals to facilitate successful home purchases for clients.

·        Maintain accurate and up-to-date client records and documentation in compliance with HUD and organizational guidelines using the client management system MPactPro.

Qualifications:

·        HUD Certification as a Housing Counselor and previous experience providing pre-purchase housing counseling is required.

·        Strong understanding of the homebuying process, mortgage financing, and affordable housing programs.

·        Excellent communication and interpersonal skills (bilingual a plus).

·        Ability to work effectively with individuals from diverse backgrounds and cultures.

·        Proficiency in Microsoft Office Suite.

·        Compassionate, empathetic, and nonjudgmental approach to working with clients seeking to purchase a home.
